At GAMA, we have an ambitious plan to build a portfolio of 50+ high-end co-living houses for professional market across London. This can only be achieved by joining forces with our investors and by using our knowledge and experience to take advantage of the opportunity. Although each project is usually 6-12 months, however, depending on the type of investment, the investors have variety of options from short term to long term investment in the form of fixed income and/or capital growth.
BECOME A LENDER
Simply become a bank by lending to the company at guaranteed fixed return over a fixed time frame.

The loan will be repaid to the investor in full at the end of the time frame while the interest is paid on a monthly basis.
BECOME A PARTNER
The partnership is in the form of Joint Venture (JV) between the investor and GAMA that share the equity of each project.
GAMA will be overseeing the entire process of each project and the equity and rental profits are shared.

BECOME A LENDER

This is a very low-risk investment to make your money work harder for you than sitting in saving account in high street banks and earning next to zero interest. Depending on the project, amount of the loans and terms, we offer an interest rate between 7-10% p.a.
The minimum amount for the loan is £10,000 and the term of loan would be from 3 months to two years. The terms can be easily extendable subject to approval from both parties. This will be a complete hands-off investment with passive income calculated on a daily basis and paid every month to the investor. The investor does not require to be involved in any stages of the project, however, if they wish they will be receiving regular updates throughout the process or any other ongoing projects where their funds have been invested.
BECOME A PARTNER
​The partnership is in the form of Joint Venture (JV) between the investor and GAMA that share the equity of each project. In this model, the investor will be in partnership with GAMA rather than a lender. GAMA will be overseeing the entire process of each project from acquisition to completion and the investor can get more involved in the project or simply sit back and remain as silent investor.
At the end of the project, any gain in equity and ongoing rental profits will be shared between the parties as per the shareholder agreement.
The minimum investment for the partnership model is £100,000 and depending on the project, majority of the initial investment is expected to be returned to the investors at the completion of the project. Projects normally take between 6-10 months depending on the legal, financing and planning processes and also construction works. After completion, the lettings of rooms will be managed by us.

Each property is purchased under a new limited company, also known as, SPV (Special Purpose Vehicle), where all parties are the shareholders of the company who own a share of the property's freehold. The investors benefit from both ongoing cash-flow as well as longer term capital growth. The exit strategy is the sale of the property after an agreed period of time, normally 3-5 years after the completion, although we always encourage our investors to hold the property to enjoy the ongoing passive income as well as the capital growth in long term.

You can have your own portfolio built by us completely hands-off and stress-free. We will look after the entire process from sourcing the property, planning permissions, construction and project management. We can also help you with financing the deal through our finance broker partners or our network of investors.

At the completion of each project, the property is fully owned by you and we are happy to manage the lettings and ongoing maintenance afterwards if you wish, so the experience still remains hands-ff and stress-free, perfect for early retirement!
In this model, there's no minimum amount or terms applied, as you will need to fund the project along with the finance product that we help you to get. Once the project is completed, you can recycle the money into the next project and slowly build up the portfolio. We can also help you with reviewing the portfolio regularly to balance your risk and maximise your ROI (Return Of Investment) and potential capital growth. GAMA will be alongside you the entire journey as your trusted consultants to provide the peace of mind with your investment.
